Twenty years ago, Pukerua Bay didn't attract much real-estate interest, and even though its star and its prices have risen in recent years, home-buyers (especially first-home buyers) still get plenty of bang for their buck here. A three-bedroom family home with a garden and a garage goes for around $350-360,000, while a five-bedroom, open-plan home with a conservatory, spa pool, huge backyard, deck and a separate wing is $430,000. Down at the beach, prices kick upwards. It's $400,000 just for a waterfront section and an elegant designer home recently sold for $1 million.
Because people are so attached to the bay, there's never a glut of homes on the market, but always a few. The community opposes large-scale development, but accepted the new eastern mini-subdivision, St Mary's Estate, where just seven of the 41 house-and-land packages are left for sale.
